Top 7 Things to Know About Georgetown Real Estate

If you are thinking about buying Real Estate in Georgetown, there are a few things you should know about our town. Here is a list of things you might want to know about Georgetown before you start looking to buy a home here...

1. Georgetown, Ontario is NOT in the "boonies"!
We are minutes away from 2 major highways (401 and 407) and 15-30 minutes from 2 major cities, Mississauga and Brampton. We are also 15 minutes from Milton, another favourite commuter town. You can easily commute to downtown Toronto by driving or by taking the Go Train which you can catch in town or by driving 15 minutes to either the Brampton or Milton Go Stations.

2. We have everything we need "in-town"
Though our town is relatively small, we have all the shopping you could ask for on a daily basis. This includes FIVE major grocery stores, plenty of drug stores, convenience stores in all areas, a mall with the requisite Wal-Mart, Zellers and Winners/HomeSense, restaurants, take-out food galore (especially pizza) and plenty of mom & pop specialty shops to suit a variety of interests.

3. Houses here are not cheap!
The average sales price here at the moment is between $400,000 and $450,000 CAD. To put it in perspective, we are generally more expensive than Brampton, but slightly less expensive than Mississauga or Oakville. We are also pretty comparable, pricewise, with Milton.

4. There aren't as many houses here.
One of the major complaints I get from my Buyer clients, when searching for a home in Georgetown, is that there is not enough to choose from. This is a valid complaint, as there really aren't as many homes to pick from here. Though the town has added many newer, higher density housing developments in the past 5-10 years, which has added to the overall selection available, Georgetown is still a detached, single-family dwelling kind of town. To compare it to neighbouring cities, at any given time you might have 167 listings in all of Halton Hills (the area where Georgetown is located). At that same time, you would likely have about 1568 listings in Brampton and 2039 in Mississauga!

5. Georgetown is different than other cities
Though we have many of the amenities of a larger city (shopping, community/recreation centres, ice rinks, swimming pools, library, theatre, churches, etc.) Georgetown is, in fact, a small town. Georgetown is a part of the Town of Halton Hills, which has a population of about 50,000. This population also includes other small communities such as Acton. It is a less than 10 minute drive from any point to any point in town. It definitely manages to retain its small town feel, which is what so many residents love about it.

6. Georgetown is a great place to raise a family
There are loads of young families in Georgetown. Many people move here to be near families with younger children. Don't get me wrong, every age group from infant to senior citizen is represented and has a place to live here, but there does happen to be a ton of little kids running around our fair town!

7. There are a lot of houses with pools in Georgetown
If you are looking to buy a nice house with a pool, you have a good chance of finding it here. The Georgetown Real Estate market seems to have a disproportionately higher number of homes with pools come up for sale. Just check us out on Google Earth and you'll see what I mean!
